What do we do to sell your home?
Your home will be entered into the NVM property listing system. This means all potential buyers who have engaged a property agent to help them purchase a home will know that your home is for sale. People searching without the help of a property agent can also find the home on www.funda.nl. This is the NVM's website which offers the latest housing supply. The home will also be placed on our own website.
A photo of the home and short description will be placed in our office window. We will also create an elaborate and detailed colour brochure listing all the information and particulars. The brochure will be sent to all other NVM Property agents, but also to large, often internationally operating companies and all regional property agents that are not NVM affiliated. Next we will write a short text describing the home, which will be sent to you for your approval.
The home will be published in the NVM supplement of the newspaper, and a for-sale sign will be placed in your garden or on your window.
Viewings are always planned in consultation with you, you will be notified of the appointments at least 24 hours in advance. Appointments can always be rescheduled if they are inconvenient.
We will show prospective purchasers round the house and will reserve plenty of time for this. Our task is to advise the prospective purchaser of all the important aspects of the decision-making, including any defects or shortcomings. After the viewing you will receive a written report stating the prospective purchaser's first response.
If a prospective buyer makes a proposal, or more popularly called an offer, we will contact you as soon as possible to discuss the offer. If an offer is made subject to certain resolutive conditions such as relating to the granting of a mortgage or a structural survey, then we will assess how feasible this is. If several people make an offer, then we will discuss what the best possible strategy is.
We will prepare the sales contract and make sure that it is signed by the parties concerned. We will also monitor any resolutive clauses which are laid down in the contract on behalf of the buyer. We will ensure that all the administrative matters are handled by the parties concerned. These include the civil-law notary, the buyer and seller if applicable, the mortgage lender or our mortgage shop. Lastly, we will check the notarial deed and the completion statement.
Our service does not end after the visit to the civil-law notary with you and the transfer of ownership has taken place.
