Description
NEDERHOFLAAN 12 VROONDAAL
A characterful villa in Vroondaal Hofstedepark, ‘the house with the clock’, as it is known in the area. A traditionally built villa with no less than 326 m2 of living space on 826 m2 of perpetually redeemed leasehold land. A garage of 10.4 metres long and 3.40 metres wide, a driveway where cars can be parked next to each other and a beautifully landscaped ornamental garden with maximum security and privacy make the living pleasure of this house more than complete. The villa is certainly not a standard design. This is immediately apparent from the four round arched windows down to the floor and the arched glass facade in the projecting central section. An individual design in country house style, with many exclusive details: brick corner blocks, a robust oak front door with specially designed, forged fittings, heavy, arched ‘stable doors’ of the garage, ‘cockscomb’ masonry above the horizontal frames, bluestone keystones above the round brick arches and stylish detailing of the chimney and the fascia boards. The hand-formed facade bricks and the ceramic roof tiles have also been carefully chosen. The radio-controlled clock in the gable automatically switches to summer and winter time. Vroondaal is the exclusive district of The Hague, near the Ockenburgh estate and golf club, the renovated seaside resort Kijkduin, the International School, various sports fields and fast access roads. The most exclusive part of Vroondaal is the residential Hofstedepark, with only spacious plots of land and individual construction. Hofstedepark is surrounded on three sides by the water-rich nature and recreation area Madestein. The layout of the neighbourhood, with its extensive, leafy village green and spacious lawns with driveways along the houses, has an ‘American’ feel.
LAYOUT
A representative front garden welcomes the visitor in style. The wrought iron ornamental gate on the street side contains both an electrically operated pedestrian door and a double electric driveway gate and, together with the high metal fencing around the garden (double rod matting), guarantees maximum security.
GROUND FLOOR
The entrance hall immediately impresses with a beautifully sculpted oak staircase. From the cast iron main baluster on the arched base step, a solid oak railing runs in one uninterrupted piece up to and including the top floor, supported by 87 patinated cast iron side balusters. A masterpiece by the renowned Belgian staircase maker Luc Steels. He also made the oak panel doors and rebates throughout the house. The staircase, doors and rebates are not varnished, but treated with whitewash. The toilet and meter cupboard are located in the hall. The skylight in the roof above the hall, together with the large glass facade, ensures optimum daylight on all floors. The L-shaped living room has a ceiling height of 3.10 metres. The conservatory with raised podium adds an atmospheric, extra dimension. A double facade provides access to the garden. The windows on the south and west sides are equipped with sun-resistant roller blinds. 15 recessed spotlights have been installed in the ceiling. The monumental French fireplace works on gas and forms a rustic unit with the tumbled slabs on the floor. The kitchen on the garden side can be entered via a free walk-in from the living room and is equipped with Miele appliances and a Quooker for hot water. The handcrafted mantelpiece, the fluting in the columns, the polished hardstone countertops and the antique French tiles give the kitchen a natural allure. The study on the ground floor has two windows on the street side and a side window on the driveway. Business relations can be received separately from the private living area. The garage has space for two cars in a row, or for one car plus storage/hobby workshop (the current owner uses it entirely as a workshop/storage). The space is equipped with two radiators. From the kitchen, an internal door gives access to the garage, which also functions as a utility room. A charging station for electric cars is mounted on the wall next to the driveway gate. FIRST FLOOR The spacious landing on the first floor has access doors to all rooms. The ceiling height is 2.9 metres everywhere. On the landing and in all rooms on the first floor, the concrete floors are fitted with solid wooden floorboards (except for the tiled bathroom and toilet). The spacious master bedroom with air conditioning and adjoining terrace offers direct access to the bathroom. The generous bathroom is decorated in Moorish style, with a walk-in shower, a whirlpool, design radiator, two Sphinx washbasins, a toilet, and matching Sphinx wall units. The exclusive, meticulously patterned Andalusian wall tiles were specially imported from Spain (Mensaque Rodrigues, Triana/Sevilla). On the street side there is a spacious bedroom. The dressing room has wardrobes on both sides.
SECOND FLOOR
The concrete floors of the landing and the bedroom are fitted with solid wooden floorboards. The floors in the laundry room and the attic space are covered with linoleum. A wonderfully quiet bedroom/guest room with dormer window is located on the street side. There is plenty of room to move around in the bathroom/fitness room. The shower consists of a vertical glass plate with shower tap and a floor grille, so that only one wall needs to be dried afterwards. The space offers space for multiple fitness equipment and is openly connected to the sauna area. The Villeroy & Boch infrared sauna has never been used and is in new condition. The attic space houses the Nefit 9000i HR central heating boiler (2021) and a gas-fired 200-litre boiler.
THE ORNAMENTAL GARDEN
The very valuable ornamental garden adds a special experience to living in this villa. The front garden, geometrically laid out in a classic style, is a representative entrance. The wide side gardens along the house are generously planted with hedges, shrubs and trees. In the back garden, a 3.5-metre high collar of 24 evergreen holm oaks along the property boundary provides maximum privacy all year round. The 46 m2 terrace is a wonderful place to sunbathe and party. When the iron gazebo is decorated with flower borders, climbing roses and hanging baskets in the summer, it is pleasant to linger at the outdoor table. The French fountain on the right and the Italian fountain on the terrace are refreshing elements in the summer garden. The bronze sculptures are for sale separately. The automatic sprinkler system with its own ground pump covers almost the entire garden. Finally: the garden faces southeast. The sun shines on the terrace from the morning and penetrates deeper into the garden in the evening.
